Buying a home

Working with Leverage means having an advocate on your side

Analytical Market Experts

OK, so EVERY Realtor says they are a market expert. But that is what they are taught to say. We actually study and index the Capital Region Real Estate market so much in fact that we have our very own rankings of local schools, geographic zip codes, home styles and more.

These rankings are based off of the key factors that drive the supply and demand of local real estate. Location, Schools, Taxes, Condition and Timing are these five key factors that you need to know before making a home purchase. Areas with the most home buying demand means higher sale prices and stiffer buyer competition for you.

Buying a home is a big step in life, and since the market crash of 2009, we have been working closely with our buying clients to make sure they are purchasing a home that will ain equity through the years, rather than a loss.

We pride ourselves with understanding the capital region market closely. We can inform our buying clients on any market in the four main counties through our analytical research and data indexing.

Understanding the local market is key to being prepared what to expect when you buy a home. The latest buzz is that the market is hot, which means a lot of home buyers find themselves competing for homes that are on the market for just a matter of days.

Knowing the overall demand that a particular market has means being prepared to navigate your transaction. Whether is it price range, geographic or a particular school district that your home search is based around, count on us to provide the data you need to make a smart, informed decision.

100% Free

In a real estate transaction, the seller is responsible for paying the agent commission fees. Buying a home is no cost to you, we are paid by the owner of the home you buy! You have enough closing costs to worry about, be confident that a commission fee to us is not one of them.

No Buyer Contracts

Real estate agents are trained to lock in clients in an attempt to hold them hostage for a commission. Even though a home sellers pays the commission in a transaction, signing a buyers agency agreement means you’re locked into that agent, and if you buy a home through a different agent, you could be sued for commission!  We NEVER ask our buying clients to sign a buyers agency agreement. We feel that if you want to exclusively work with us, you will. We don’t need to force you to.

No Salesmanship

We don’t operate like your typical Realtors. We have worked with home buyers for upwards of 24 months before they found a home they felt comfortable with. We aren’t here to push you into a purchase, but rather, guide you through the process to make sure your confidence and comfort are #1.

Leverage Technology

We use digital Showingtime applications to set up home viewing tours, and the use of DocuSign e-signature documents to make the process of buying fast and simple. We will keep you in touch with upcoming showings and streamline the offering process by using the latest technology the real estate industry has to offer.

Availability

Buying a home can be time consuming and stressful. This is why our agents make themselves available around your schedule. Out agents have been known to show up to 12 to 15 homes in a day. We want to make sure your process is accommodating and smooth.

Negotiating a sale

We will be the first to admit that many homebuyers end up overpaying for a home. This is due to not having a true advocate on their side. We want you to make a smart purchase. Making a commission is just an added bonus to helping you succeed. We know the local market inside and out and will inform you when a home is overpriced or not worth the investment even when other buyers end up overpaying.

Leverage our network

We work with the best network of mortgage lenders, home inspectors and real estate attorneys. While you’re always free to use whom you wish, we can help you every step of the way with local services providers that understand your needs.
