The Saratoga County real estate market showed listings decrease by 47 homes compared to 2016, while home sales increased by just five home sales overall.

The average sale price however did rise over 5%, with homeowners netting an extra $15,177 in their home sale versus 2016’s final average. Homes were selling 9 days faster in 2017, and differential increased by 52 points.

Saratoga County is the most sought-after real estate markets in our region, with three of the county’s school districts finishing in the top 10, with Shenendehowa finishing as the #1 market in our region.

The number of homes to hit the market increased for the Shenendehowa School District market. 110 more homes were available to buyers in 2017 compared to 2016. Home sales followed with an increase of 43 extra home sales year on year,  and the average sale price increased by $14,733 for Saratoga County home sellers

Days on market, while quick at 47 days, only saw a slight increase in swiftness of sale compared to 2016. Differential also remained nearly the same, increasing just three points.

 

Shenendehowa finished #1 overall in The Leverage real estate in index rankings of school districts scoring 1,100 points and listing over 1,000 homes for the first time in its existence.

The real estate market inside the Ballston Spa school district continues to have a storybook year. While listings are up only by 15 more when compared to 2016, and sales remaining the same, the average sale price saw an increase of $21,600, marking it as one of the best sale price increases for the entire Capital District.

The time it took to sell also increased impressively, with days on market (DOM) down a whopping 20 days, which means Ballston Spa district home sellers received a home buyer almost 3 weeks faster than others did in 2016. Differential also increased 14 points.

The Ballston Spa area and school district have been on the rise for more close to ten years, and are proving the be in high demand for home buyers, with home sellers in a great position of leverage.

The Saratoga Springs school district real estate market remained steady in 2017. Only four more homes were listed on the market in 2017 versus 2016. And home sales for the year increased by just ten home sales.

But we still see great gains for home sellers, as the average sale price was up $12,685 compared to 2016. Time on the market was quicker by 10 days, and differential increased by 6 points

Saratoga Springs School District market finished 6th overall in our leverage Real Estate School District rankings and with one of the best average sale prices in the region with an overall average sale price of $390,591 for the entire county.
