Albany County

 

Homes listed stays consistent, up just a handful. Homes sold almost identical, consistent. Average sale prices up around 3% year over year. Faster sales by a week. Albany County remained consistent through November, and I expect that to continue until the end of the year. The Watervliet SD has been a surprise in 2018, joining South Colonie and Bethlehem as one of three school district markets with under 40 days on market before going under contract.  Almost every Albany County school district market saw an increase in average sale price versus the same time last year. Only Cohoes SD and Menands SD saw slight decreases

Rensselaer County

 

Rensselaer County has improved across the board. Inventory rose but so did home sales, average prices and quicker sales. The Lansingburgh School District has surprised in 2018, seeing an average sale price increase of almost $25,000 compared to this time last year.  The small, but popular Wynantskill SD market also saw an average sale price increase of almost $20,000. The Brittonkill SD market actually saw a decrease in average sale price by almost $15,000, that came from only 58 home sales so far.

Saratoga County

 

Saratoga County average sale prices surpass $300K for the first time ever. While inventory has risen and home sales have decreased, average sale prices have still risen compared to last year at this time. The Stillwater SD market is the only Saratoga County market to see a decrease in average prices year over year and sales have been down as well. 73 homes have closed in the Stillwater market thus far in 2018, down from 113 homes sold thru November of 2017.

Schenectady County

 

As with the other three counties, Schenectady has posted its highest average sale prices on record, if only by (approx) $1,200. The previous record of $176,188 came at the peak of the market in 2008 before home prices sank.  All of the school district markets that we cover within Schenectady County saw an increase in average sale prices. The Scotia-Glenville and Niskayuna districts have seen the highest gains, with an average increase of $20,000 on home sales versus home sales thru November 2017.
