Cape Cod style homes were actually the third most popular home style to sell in Latham for 2017, but they finished 2nd as the home style to gain the most equity since 2013.

Colonial Style Homes

Colonial home styles compete with Ranch home styles across the Capital Region every year to see which style can sell the most homes.

Colonial styles homes were the 2nd most common home type to sell in Latham in 2017, and just missed beating out Cape Cod style homes for the best increase in equity since 2013.

39 Colonial homes saw a closing table in 2017, and the price home buyers paid for this style wasn’t cheap. Average sale prices finished at $354,143 in 2017, and despite the price, proved to be in high demand, selling in just 27 days on average, almost a week faster than this markets overall average.

Colonial style home owners have seen a 8.33% increase in average sale prices since 2013, just missing the mark Cape Cod sellers hit. Last years average sale price was also a 1.48% gain when compared to 2016.

Raised Ranch Style Homes

Last but not least are the Raised Ranch style homes, which are the fourth most common home type to sell in this market.

In 2017, 28 Raised Ranch homes sold in Latham, notching an average sale price of $246,270. This was a 4.48% increase versus 2016, the best year on year gain of the four styles talked about here.

They have also seen a 3.49% gain in average sale prices since 2013, rounding out our list of the top equity gainers for the Latham market.
