In 2008, 26 Colonial home sales sold in the Averill Park School District for an average sale price of $278,942. Fast forward to 2017, and the number of sales for this style has nearly doubled, with 49 Colonial home sales for an average sale price of $283,782.
This was good enough for a 3.50% increase in average price for this particular home style, a number that could easily approach $300,000 in 2018.

Ranch style home owners have a lot to be excited about if selling their home inside the Averill Park School District in 2018.
Overall, Ranch home sale prices saw a 8.08% increase in 2017 when compared to 2016, for an average sale price of $198,478.
Of course, the common size of most Ranch homes across the region are that of three bedrooms, and such was the case here with 31 Ranch style home sales offering three bedrooms and selling for a surprising sale price of $204,541 in 2017.
This was good enough for a whopping 21.52% increase from 2016’s 30 Ranch sales featuring three bedrooms.
A total of 42 Ranch style homes sold within this district in 2017, a number that is down from 2016’s, 46 Ranch style sales.
But these specific home owners will see the best prices in 2018 as well, although some sellers are known to be a bit overzealous on price.
It took an average of 65 days to recieve a contract on three bedroom Ranch homes in 2017, a likely result of over pricing.
