We took a look at the 12061 zip code of East Greenbush and the 12144 zip code of Renssealer, to see how they match-up through the first month of January.
These two zip codes account for the bulk of East Greenbush School District home sales each year, and for potential home buyers and sellers in this district, getting a jump on the markets performance is key towards coming out ahead in their 2018 transaction.

The 12061 zip code of East Greenbush has doubled it’s available inventory when compared to 2017’s January campaign.
With 10 homes listed in January this year, that is up from just 5 in the month of January 2016.
While these are not major numbers, it’s worth tracking the market this early in the year in an effort to predict where the pace will end up when compared to the previous year.
Monitoring these numbers, gives us an idea where supply and demand is, and helps predict average sale price fluctuations.

The other 9 sales that hit a closing table in January 2018, spent an average days on market of 57 before closing out this year. Average sale prices from these 10 sales ended up at $207,075.
There are around 24 homes for sale currently as of this writing, asking around $250,000 on average.

The 12144 zip code of Renssealer (and North Greenbush/Defreetsville) is up slightly when it comes to available inventory when compared to January 2016.
14 homes hit the market so far in the popular 12144 zip code, with an average asking price of $239,521. This is a slight increase from January 2016’s, 11 homes, that hit the market.
Surprisingly, no homes have sold yet so far in 2018, not even homes still Active from hitting the market in late 2017.
However, there are 22 homes Pending a closing currently in this market, which included a listing date of January 2017 through January 2018.
16 Pending sales from 2017 are waiting to close with an average sale price of $204,556, while 6 homes listed in 2018 are set to close with an average sale price of $225,867.
This is a good sign so far from this zip code which usually sees the 12061 East Greenbush segment out perform them every year. These 22 Pending deals, is 12 better than the 12061 zip codes current 10 Pending sales.
