The Albany School District is a Top 5 market when it comes to the number of homes listed, and the number of homes sold, and November saw some averages come in lower than the year’s totals.
62 home sales closed within the Capital city’s main school district, adding to the 619 home sales that have already registered in 2018.
Average prices for November came in at $189,527 which is a tad higher than the $182,228 average on the year.
Home sales were also swift during the month with average days on market sitting at 45 days, just two days under the 47 days on average for the year.
Home sellers within the Albany School District received just over 94% of their original asking price over those 45 days.
Currently there are 134 properties available to purchase within the district, but sellers are 2% above average on their prices, and over $25,000 on average asking prices, not a great position to be in as we approach the holidays and the winter months of 2019.
Colonial and Ranch style homes dominated the month’s sales, combining for 28 of the 62 home sales.
2-Story home sales continue to languish on the market. Currently 20 2-Story homes are on the market, with an average waiting time of 112 days. Only 5 2-Story style homes closed in November, with an average sale price of around $105K.
However, 18, 2-Story homes are Pending a closing at the moment, which proves to be the most affordable home style in the district.
Colonial style homes averaged around $235,000 in sale prices for the month of November, and remain one of the only home style to see average sale prices break the $200,000 point, mainly due to higher tax amounts.
High taxes continue to weigh down a majority of the regions markets, average tax amounts taken from Nonmembers sales and active home are well over $6,000 per home.
