The Leverage Real Estate Index (LREI) is the only index of its kind in the Capital Region. We analyze 70 local zip codes in the 4 main counties (Albany, Renssealer, Saratoga, Schenectady) , as well as 49 local school districts. All Zip codes and School District market stats are updated weekly, and are ranked based on their performance in the 5 main statistical categories (Homes Listed, Homes Sold, Sale Percentage, Average Sale Price and Days on Market).

All markets are then designated an overall score for the week based on our proprietary point system, thus ranking these markets in order of the Leverage they have within the marketplace. Top ranked areas have the best Leverage for a home seller, where as, markets that are low in the rankings favor home buyers.

It is important to point out, that our data is provided by the Eastern New York Regional Multiple Listing Service, formally, the Capital Region MLS.It is the official MLS of the Capital Region, serving 7 counties in the region.

We consider the MLS data the official gauge on the market, other data sources and publications quoting sales data outside of the MLS, should be viewed as potentially inaccurate.
